This weekend, July 17 & 18, 2010,  Lennar and Village Builders are keeping America moving with the 48-Hour Summer Blowout sales event!

This weekend, D.R. Horton will host its ‘Great American Home Sale’, offering home shoppers special incentives and savings on select homes. The event, which will be held on June 12-13 will include the Friendswood Development Company master-planned communities of Lakemont in west Houston and Graystone Hills in Conroe.

Visitors to either location can tour beautifully appointed one-story models open daily in both Lakemont and Graystone Hills.

Known as “America’s Builder,” D.R. Horton offers a wide variety of one- and two-story home designs and an impressive list of included features and appointments. Visitors to either community can find more information on the weekend event at either sales office/model home, open Saturday from 10 a.m. until 7 p.m. and on Sunday from noon until 7 p.m.

In Graystone Hills, three homes are ready for immediate move-in. New homes by D.R. Horton in this forested master –planned community known for its rolling hills, are priced from the $190,000s to the $230,000s.

March 20 & 21, 2010 - This weekend, Friendswood Development Company will host an open house even in three communities, offering visitors the opportunity to tour both new and resale homes.

Fairfield, Oakhurst at Kingwood and Graystone Hills in Conroe will have a variety of new homes open, with many ready for move-in, as well as resale homes open with Realtors on site to answer questions.

For years, the Open House weekend event has taken place in master-planned Fairfield and due to demand and response; the event now will be a regular occurrence in Oakhurst at Kingwood, offering direct access to U.S. 59; and in Graystone Hills, Conroe’s only master-planed community. “This is a great way for home shoppers to really learn a lot about the community,” said Christine Draughn, marketing director for Friendswood Development Co.’s north Houston communities.

Plus, time is running out to take advantage of the historic government homebuyer tax credit opportunities. New homes must be purchased by April 30, 2010 to qualify for a tax credit. If you haven’t owned a home in the last three years you may qualify to receive a first-time homebuyers tax credit of up to $8,000. Current homeowners may also qualify to receive up to a $6,500 tax credit. To qualify for the $6,500 tax credit, prospective homebuyer must have owned and resided in a home for any five consecutive year period during the last 8 years prior to the purchase of a new home. These tax credits are not loans, but prospective buyers need to act now, as this is one opportunity you don’t want to miss.

Open House Weekends Expanded

Starting in 2010, Friendswood Development Company has expanded its highly popular Open House weekend event from Fairfield to Graystone Hills and Oakhurst at Kingwood. Now, residents, Realtors and home shoppers have even more opportunities to tour new and resale homes and find out why so many people are making these outstanding Friendswood Development Company communities their home.

For years, the highly successful Open House weekend event has taken place in master-planned Fairfield and due to the strong demand and response from home shoppers and Realtors, the event will now be a monthly occurrence in Graystone Hills, Conroe’s only mater-planned community, and Oakhurst at Kingwood, offering direct access to US 59.

“Realtors love this event because it gives them so much support for their listings,” said Christine Draughn, marketing director for Friendswood Development Company’s north Houston communities. “Often, residents who live in the community are selling their home because they either need more space or are ready for less space. It’s very well received by residents as well as those visiting the community.”


Home Buyer Tax Credit Extended

The Home Buyer Tax Credit has been extended. Senators agreed to extend the tax credit which provides up to $8,000 to first-time buyers to April 30, 2010.

The program was initially set to expire November 30, and is credited for stimulating the nation’s housing industry. However, the Commerce Department reports that after seeing a decline in new-home sales, some industry experts blamed consumer uncertainty about the tax credit.

Senators agreed to extend the existing tax credit for first-time homebuyers while offering a reduced credit of up to $6,500 to repeat buyers who have owned their current homes for at least five years. The tax credits will be available to home buyers who sign sales agreements by the end of April. They would have 60 days or until June 30 to close on their new homes, according to a summary of the legislation being circulated among lawmakers.


The exciting opportunity for First Time Home Buyers may soon no longer be available, but those considering buying a home for the first time should make a decision before November if they want to receive the tax credit of up to $8,000. In order to be eligible for the credit, a home must be purchased before December 1, 2009.

That being said, we recommend first-time home buyers start the purchasing process no later than early November, as there may be hiccups involving insurance, closing, loan processing, and seller expectations.

If you are still interested in taking the credit, here are a few things to consider to help your decision along the way:

  • Any home purchased as the taxpayer’s principal residence and located in the United States qualifies. For a home that you construct, the purchase date is considered to be the first date you occupy the home.
  • If you made an eligible purchase in 2008, you claim the first-time homebuyer credit on your 2008 tax return. For an eligible purchase in 2009, you can choose to claim the credit on either your 2008 or 2009 income tax return.

Lennar Summer Promotion

Lennar is making summer home buying a little bit more exciting with a special incentive that enables buyers to choose between three generous options when purchasing their new home.

 For a limited time, Lennar is offering buyers th eopportunity to choose one of the following:

- $3,000 in closing costs paid by Lennar;
- A Rainbow Play System in their backyard, or
- A front load washer and dryer

A part of the summer promotion, “There’s No Place Like Lennar” the builder is offering this in all of its Houston area communities including master-planned communities by Friendswood Development Company and Trailwood Communities by Friendswood Development Company.

In many Friendswood Development Company communities, new-home buyers can take advantage of a special incentive that will add what many consider a very important feature to their new home. For a limited time, Village Builders is offering buyers a unique incentive: a free built-in natural gas generator in addition to free Design Studio options.

The offer applies to contracts written on homes until July 19, 2009 and homes must close by a specified contract date. 

Now more than ever, a permanent standby generator has become a feature that many people have chosen to add to their home, often spending as much as $10,000. The natural gas generator is designed to power a home during a loss of electrical power, something many Houstonians experienced for weeks in the aftermath of hurricane Ike.
